     What is a private road you ask? This type of road is one that has not been accepted by a governing authority as somthing that is to be maintained by the governing authority. Such roads are the type that you as a property owner put in when wanting to access private land that is not on an established road system. You say this sounds like a driveway, well you may be right but there is a distinct difference. A private road becomes a driveway when you own all the property which the road is built on. However, if you are simply putting roads in while going over access easments, then the road is not a driveway.

     The purpose of a construction site pad is to give your building's foundation a good, solid compacted area that will not shift, is level and properly raised above the sourrounding area to keep water from collecting around or entering your building. This is important and not an area where you want to cut corners to save money. Construction site preparation AND pad construction are important! If your building contractor arrives at the site to begin construction and finds that the pad and site preparation are inadequate, it can delay your building project or become an unplanned expense. Having a poor pad construction can cause your building to settle, site pad erosion, and even building flooding. In performing site pad construction, Northern Construction & Equipment will:

Land Clearing

      It is important that all stumps, vegetation, and when applicable, the clay/glacial silt layer removed. If left, stumps, root balls, and vegetation will decompose and create voids under your foundation, and if left, glacial silt can impede water drainage. We will use dozers and excavators to remove the topsoil layer and glacial silt layer. We remove the topsoil layer for the width of the building location plus 10 feet in all directions. We remove the glacial silt layer from where your foundation will be located plus 5 feet in all directions. If you will be pouring a concrete pad, then we will replace the excavated glacial silt with compacted pit run. The pad will be built at least 12" higher than the highest natural grade elevation that meets the pad.

Compacting and Tapering Pad

      If your building will be using a sub-basement foundation, we can excavate and compact the building area according to the engineers' requirements, or if your engineer has not specified a requirement we will follow standard multi-layer compacting procedures. We can also perform this for preparation of a poured concrete pad. Also we will taper the pad so that when you re-top-soil the site the taper will redirect water around your structure away from the building.
